Registration

Visit our website to register your requirements including your budget, ideal areas and number of bedrooms. In particular let us know if you have been served notice and what date you need to move by.

Arrange viewings

Wherever possible we try to schedule viewings around your daily commitments and a highly trained Uniplan negotiator will meet you at the property and accompany you throughout. During your viewings, please feel free to ask any questions you may have. If we cannot answer them at the time we will make enquires with the Landlord and let you know. We are here to help.

Make an offer

If you are interested in renting a property you’ve seen through Uniplan please let one of our helpful staff know as soon as possible. There is a high demand for rental properties in East London and we would always advise making an offer to us on a property as soon as you can to ensure you do not miss out.

Pay holding deposit

If the Landlord is willing to accept you as Tenant(s) subject to referencing, we will let you know and discuss the next steps with you. At that point you will be asked to pay a Holding Payment which will put the property under offer while we process your application. During this time nobody else will be allowed to view the property. The holding payment is only refundable id for any reason the Landlord decides not to proceed.

Negotiate terms and agree move in date

Once the holding payment is paid, we will discuss your plans, your expected moving date and anything you feel may be needed at the property prior to your move; for example painting or decorating, furniture removed or added, or white goods. We cannot guarantee that all of your requests will be met, but we will discuss your comments with the Landlord and let you know the outcome.

Undergo referencing process

All adults over 18 who will be living at the property will need undergo reference checks to confirm identity, address, salary and employment details, adverse credit check(CCJ/bankruptcies)and Right to Rent checks, which are now required by law to check your eligibility to live and work in the UK. You will need to provide original documents to confirm your identity, your address, employment and salary details.

Pay move-in monies and sign agreement

Once the references have been returned and the formalities have been completed we will ask you to pay the initial monies required. This will be first month’s rent and your security deposit. We will send you conformation of the amount owed. These need to be paid in cleared funds, e.g. cash, bankers draft, credit and debit cards or electronic funds transfer. We cannot accept personal cheques unless paid 2weeks prior to move in date due to clearing cycles.

Inventory and Schedule of Condition

Before you move in our highly trained inventory clerk will perform an inventory. This is a document that contains full written descriptions and high quality colour photos of the decorative and cosmetic appearance of the property including any pre-existing damage, the condition of furniture, white goods and fittings that are included in the Let. Please read the document carefully as it will be used at the end of the tenancy to determine any proposed deductions from your deposit.

Check in and move-in!

On move-in day our inventory clerk will meet you at the property at a pre-arranged time for the check in. They will go through the inventory with you and give a chance to amend o add anything so if you notice any damage that is not included, please let the clerk know. Once completed the meter readings will be taken, keys photographed and handed to you. Congratulations! The property is yours.
